Form 36 explained

Buying with a Form 36? Know the pool before you sign.

A seller can sell a Gold Coast property without a pool safety certificate. To do that, they give you a notice of no pool safety certificate (Form 36) before the contract is signed. A pre-purchase pool inspection on the Gold Coast tells you exactly where that pool stands. You see what it takes to pass before you commit.

What a Form 36 means for you as the buyer

  • The certificate becomes your job. For a non-shared pool, you have 90 days after settlement to get a pool safety certificate.
  • Any work the pool needs to pass is at your cost. A seller who issues a Form 36 is often selling a pool that would not pass today.
  • Buying a unit with a shared pool? The pool owner, usually the body corporate, arranges the certificate.

Does a building and pest inspection cover the pool?

Usually not. A building and pest inspection looks for structural defects and pests. Testing the pool barrier needs a QBCC licensed pool safety inspector. Book both inspections side by side and you have the full picture of the property.

What's covered

What a pre-purchase pool inspection covers. Every point, checked.

Rob inspects the pool or spa against the Queensland pool safety laws, all 100+ points. He spent 20 years designing, making and installing pool fences. He knows how every part of a barrier should work.

  • Barrier height of at least 1200mm, with no gaps wider than 100mm.
  • Gates that open away from the pool, and self-close and self-latch from any position.
  • A clear 900mm non-climbable zone, free of pot plants, furniture and other climbable objects.
  • Windows and doors opening into the pool area, and a CPR sign you can see from the pool.

Your report, usually the same day

You get a clear, easy to understand report with photos. It lists every item the pool needs to pass. Rob walks you through each one, step by step, and answers your questions on the spot.

Know the cost of work before you buy

Knowing the cost of any potential work before buying a property could change the purchase price.

Take the report into your negotiation, or use it to plan the fix after settlement. Rob handles minor repairs himself, like latches, hinges and small fence sections. Bigger work is quoted upfront, so you know the number before you commit.

Pre-auction pool inspections

Queensland auction contracts have no cooling-off period. Book your pool inspection before auction day. Then you bid knowing exactly where the pool stands.

Buy with confidence. Know the cost of any work before you sign.
