A pool safety certificate lasts 2 years for a non-shared pool, like a house or townhouse. It lasts 1 year for a shared pool at an apartment complex, hotel, resort or caravan park. You need a current certificate to sell or lease a property with a pool.

Yes. Queensland pool safety laws apply to anything filled with water to a depth of 300mm, so spas and portable pools must comply too.

If the boundary fence sits directly around the pool, it can act as the pool barrier, as long as it meets Queensland's pool fencing standards. If it falls short, it needs modifying or a separate barrier built. Rob can tell you which fix is simpler.

Yes. Every Queensland pool and spa must be registered with the QBCC. If yours isn't, Rob registers it at no extra cost as part of your inspection.

You get a Form 26 non-conformity notice listing each fault and how to fix it. The re-inspection must happen within 3 months, and it costs from $79 + GST. Rob spent 20 years building pool fences, so he can do minor repairs himself and quote anything bigger upfront.

You can, by giving the buyer a Form 36 notice before the contract is signed. The buyer then has 90 days after settlement to get a certificate, at their own cost. That cost often comes up in the negotiation, so many sellers certify before listing.

We inspect shared pools at apartment complexes, hotels and body corporate properties across the Gold Coast. Shared-pool certificates are valid for one year, and committees get everything in writing for their records.

The barrier must be at least 1200mm high with no gaps over 100mm. Gates must open away from the pool and self-close and self-latch from any position. Climbable objects must be clear of the 900mm non-climbable zone, and windows opening into the pool area are restricted to open less than 100mm. It's a long list, which is why Rob checks 100+ points.

Only if they're separately qualified and licensed by the QBCC as a pool safety inspector. Many aren't, so buyers often book a pool inspection alongside their building inspection.
