Airbnb pool safety laws in QLD: get certified before your first guest

Airbnb pool safety laws in QLD require a valid pool safety certificate for short-stay rentals with a pool. Here's what Gold Coast hosts need to know.

A holiday rental property with a swimming pool and safety barrier

Airbnb pool safety laws in QLD are clear. If you rent out a property with a pool as short-stay accommodation, you need a valid pool safety certificate. The QBCC says this covers a whole holiday home, part of your home, or even a single room. Here is what that means for Gold Coast hosts, and how to get certified before your first guest arrives.

Do Airbnb and holiday rentals need a pool safety certificate in QLD?

Yes. The QBCC says short-stay accommodation providers must have a valid pool safety certificate when renting out a property with a pool. That applies whether you let a holiday home, your own home, part of it, or just one room through Airbnb or a similar platform. Get the certificate in place before you take bookings.

You can read the QBCC’s reminder for short-stay accommodation providers on its website.

Is an Airbnb pool shared or non-shared?

It depends on how the property is set up. If your listing is a unit in a complex, guests use the complex’s shared pool. The body corporate usually holds that certificate, and it lasts 1 year. For a standalone holiday home, check with the QBCC which category applies. The category decides whether your certificate lasts 1 year or 2.

The QBCC explains who holds each type of certificate on its page for buying, selling or leasing a property with a pool. Shared pools must also display the current certificate near the main entrance or at the pool gate.

What gets checked at an Airbnb pool inspection?

The same 100+ safety points as any Queensland pool. Rob checks the fence is at least 1200mm high, with gaps no wider than 100mm. He checks the gate self-closes and self-latches from any position. He checks the 900mm non-climbable zone, the windows and doors into the pool area, and the CPR sign.

For the full list of barrier rules, read our guide to QLD pool safety laws.

What should my house rules say about the pool?

Ask guests to keep the pool gate shut and never prop it open. Ask them to keep chairs, toys and pot plants away from the fence. Give them an easy way to report a gate that stops closing. These match the duties the QBCC sets for tenants, and they keep your barrier doing its job between stays.

How do I keep the pool compliant between guests?

Add a two-minute pool check to your changeover routine. A cleaner or co-host can do it. Guests come and go, and furniture moves. A quick check after each stay keeps the gate closing, the climb zone clear and the CPR sign readable. It also means fewer surprises at your next inspection.

  • Open the gate halfway and let go. It should close and latch by itself.
  • Clear anything within 900mm of the outside of the fence, like chairs, bins or pot plants.
  • Check the CPR sign is readable. It must show 30 chest compressions, followed by 2 breaths.
  • Look for loose panels, damaged mesh or new gaps under the fence.

Our pool safety checklist covers more points you can check yourself.

How often should I re-certify a holiday rental pool?

Before the certificate expires. A certificate lasts 2 years for a non-shared pool and 1 year for a shared pool. Book the next inspection a few weeks early, so there is time for any fix before your calendar fills. You can check your expiry date anytime on the QBCC pool register.
